Easements are good when you need something like utilities, but they can be very restrictive of what you can do with your land. Today we are going to talk about some common easements. There are many different types of easements, but today we are going to talk about ones that are common in our area.
Ingress/egress easements are more commonly known as driveway easements. They give you access for the purposes of coming to and from your property. When you see these types of easements, be sure there are recorded documents that explain if there are any restrictions.
Public utility easements are PUEs are the right to run utilities on a person's property. Almost all of these easements include the right to access the property to do repairs or maintenance. Be sure to read these easements so you know their limits.
Pipeline easements are difficult when constructing driveways or running utilities. Pipeline easements often come with a laundry list of rules, so be sure to check with the company before building anything on or around your pipeline easement. Make sure you contact the pipeline company to get permission.
