7 Steps to Sell Your Land Online

We live in a digital world, and real estate is no different. While print and in-person promotion still holds an important place when it comes to selling your land, the rise of online platforms has made it easier than ever to reach a larger audience of potential buyers.

From the MLS to Facebook to sites like Zillow, Trulia, and more, many buyers and real estate pros start their search online. With more options and opportunities to showcase your property, here are some steps sellers should consider to make the most of the online real estate world:

1. Determine the Value of Your Land

Do you know what your property is worth? This is a crucial first step, as it helps determine your listing price. By finding comparable properties in your area (and what they sold for), you, your realtor, and an appraiser can determine a realistic sales price for your land.

2. Prepare Your Land For Sale

Price is often tied to more than location and size alone. By making upgrades to your land, or ensuring it is in good condition, you can get the most out of the sale. 3. Get Professional Content

Attention spans are shorter online, making eye-catching and high-quality content all the more important to grab people’s attention. Pictures, videos, virtual tours, and more showcase the best features of your property, ultimately helping potential buyers pick your property out from a crowd.

4. Choose an Online Platform

When working with a realtor, your property will be added to the MLS - where many real estate agents start their search for their own clients. The MLS also populates other popular sites - like Zillow - where buyers start their search.

While the MLS alone is a very important online platform, there are many other sites where a realtor can list your property for sale - including but not limited to Lands of Texas, Loopnet, Crexi, Realtor.com, etc, as well as social media sites like Facebook, Instagram, and beyond.

Each of these platforms have a different audience and their own suite of features. Your realtor can help determine which platforms would be the most effective for your unique property. Some online platforms include:

  • Zillow: One of the largest real estate websites, with millions of website visitors each month.

  • Redfin: A popular real estate website that lets you list your property for free.

  • Realtor.com: Run by the National Association of Realtors, this website allows you to list your property and find a local real estate agent.

  • Craigslist: A free-to-use website that helps you target a more local audience. While you can sell all sorts of stuff on Craigslist, many people list their properties here as well.

  • Facebook Marketplace: On Facebook, users can list many different things for sale - including properties. With many people already having a facebook account, this is a great way to find potential buyers on social media.

Be sure to mention if your land includes any sort of upgrades - like utilities, fencing, or even a building or framing (like this one!)

5. Create a Compelling (and Complete) Listing

Listing your property is as much a science as it is an art. Including things like size, location, and price are a few of the most important places to start. However, it’s important to include as much information as possible for a couple of reasons:

  • It helps a buyer fully understand what your property has to offer, and picture themselves owning the property

  • Across many digital platforms, complete listings rank higher compared to those that are not - meaning a buyer can find your listing quicker and easier

Your listing should include the professional photos, videos, and marketing materials, as well as a well-thought-out description. Other details to include would be things like exciting features, zoning, potential uses, restrictions, information about the surrounding area, etc.

6. Promote Your Property

Once your listing is ready to go, it’s time to start marketing! Promoting your property online - through social media, ads, emails, flyers, and platforms - reaches a wide audience. Your realtor can also share the listing with their database of potential buyers and other local real estate agents.

7. Work with an Experienced Brokerage

The easiest way to list your property online? Work with the right brokerage - one that knows the area, is marketing-savvy, and has ample experience with and access to online platforms.
